There is a significant tax penalty for selling a house you’ve owned for less than 2 years as you will have to pay capital gains taxes on any profits from the sale of the property, even if it was your primary residence.

Capital gains tax can generally be avoided when selling a home, since sellers can write off up to $250,000 in capital gains tax (or $500,000 for couples), so long as they’ve lived in their home for two years or more. But if you’re selling before then, you’ll be required to pay capital gains tax.

One of the major considerations in structuring a sales transaction is the tax consequences to both the Seller and the Buyer. Like other terms of the agreement, what may be good for the Buyer, may not necessarily be good for the Seller, or vice versa.
