Can you deduct repairs on your home?

If you use your home purely as your personal residence, you obtain no tax benefits from repairs. You cannot deduct any part of the cost. Examples of repairs include patching a leaky roof, repainting your home, fixing gutters or floors, fixing leaks, plastering, and replacing broken windows.

Can you depreciate initial repairs?

You can’t claim an immediate deduction for initial repairs, even if you start to rent the property before you carry out the repairs. Generally, the cost of the initial repairs may be included in the capital gains tax cost base of your rental property.
